Immanuel is pleased to announce the promotion of Josh Sullivan to Vice President of Construction and Capital Management. A member of the organization’s development team, Josh brings extensive experience in construction planning, project delivery, and facilities strategy to his new leadership role.

Most recently serving as Director of Pre-Construction, Josh has worked closely with teams across Immanuel to guide projects from early planning and budgeting through design, procurement, and construction. His promotion reflects a track record of thoughtful leadership, sound judgment, and a focus on supporting Immanuel’s communities, campuses, and services.

“This is a role that carries significant responsibility, and I am confident Josh is ready to take it on,” said Tammy Sealer, Immanuel Chief Development Officer. “In this past year, as Director of Pre-Construction, Josh has demonstrated leadership, sound judgment, and a genuine care for our people and our work, including the Mission that drives all we do. I look forward to all Josh will bring to this next chapter. I know he will make a meaningful difference in this role.”

Growing alongside Immanuel

For Josh, the promotion is both an honor and an opportunity to continue serving an organization he deeply values.

“I was humbled by the opportunity and very excited,” he said. “Anytime you're given the chance to take on greater responsibility within an organization you care about, it's something you appreciate.”

His experience as Director of Pre-Construction provided a broad understanding of what it takes to bring projects to life, from the earliest planning stages through completion. Along the way, he developed strong working relationships with operational leaders, consultants, contractors, and team members across the organization.

One of the most important lessons from that experience, Josh said, is the value of making informed decisions early in the process.

“The decisions we make during planning and design can have a significant impact on cost, schedule, quality, and ultimately the experience of the residents who will use the building,” he said.

Building for people, not just places

In his new role, Josh will help oversee construction projects, capital planning, and facility investments across Immanuel's communities and service lines. While the work often happens behind the scenes, he believes its impact is felt every day by residents, participants, families, and employees.

“The buildings we manage are not really about buildings, they're about people,” Josh said. “Our job is to create environments that are safe, comfortable, functional, welcoming, and supportive of the people who live, work, and receive services within them.”

Whether managing a major development project, maintaining an existing campus, or improving everyday spaces, Josh views the work through the lens of the individuals who rely on those environments.

Looking toward the future

As Immanuel continues to grow, Josh is eager to help shape the organization's long-term vision for its campuses, communities, and PACE® centers. He sees opportunities to thoughtfully develop new communities, reinvest in existing campuses, improve building performance, and create environments that support future generations of older adults.

“We have to continually look ahead and ask what residents, participants, families, and employees will need five, 10, and 20 years from now,” he said.

Josh is also passionate about helping team members succeed. He describes his leadership style as supportive, accountable, and straightforward, believing people perform their best when expectations are clear, resources are available, and trust is present.

“Leadership is not about having all the answers,” he said. “It's about surrounding yourself with good people, listening to them, making decisions when decisions need to be made, and helping the team succeed.”

A focus on service

Throughout his career at Immanuel, Josh has learned that collaboration is essential. Because construction and capital management touch nearly every part of the organization, successful outcomes depend on listening, communicating, and understanding the needs of those being served.

As he begins this next chapter, Josh shared a simple message for residents, participants, families, and team members: “Simply put, I am here because of you, and I am here for you.”
